The Happy Valley Housing Stock, and What It Asks For
The Happy Valley corridor in north Phoenix filled in through the 2000s and 2010s, and the homes are noticeably larger than the Valley average, with open great rooms, high ceilings and long uninterrupted sightlines from the entry through the kitchen. That geometry is the whole story when it comes to flooring here.

A large open floor plan is unforgiving in two specific ways. First, any repetition in the material shows: a plank product with only six or eight unique faces will visibly repeat across two thousand square feet of continuous floor. Second, every slab imperfection telegraphs through, because there is nothing breaking up the plane. A floor that would look fine in a series of smaller rooms can look obviously wrong in a Happy Valley great room.
What That Means in Practice
Large-format tile and wide-plank products are the right answer here, but they are also the least forgiving of a slab that is out of tolerance. Manufacturers of large-format tile typically specify flatness within about an eighth of an inch over ten feet, and a twenty-year-old slab frequently is not. That is a self-leveling and floor-prep line item, and it needs to appear on the quote before work starts rather than as a change order halfway through.
