Acreage Homes Are Not Tract Homes
New River is unincorporated county land north of Anthem, and almost nothing about it resembles a subdivision. Lots are measured in acres rather than feet, many properties are on well water and septic, a good number are horse properties, and the homes range from custom builds to manufactured homes on permanent foundations. Every one of those facts changes a flooring or bathroom project.

The Four Things That Actually Matter Out Here
- Well water is the deciding factor in a bathroom. Well water in this part of the county is typically very hard, often harder than municipal supply. Standard cement grout in a shower is porous and will absorb mineral-heavy water until it stains and erodes. Epoxy or a properly sealed grout is not an upsell here, it is the difference between a shower that looks new in five years and one that does not.
- Dirt and grit arrive with you. On a property with unpaved drives and horse areas, the floor at every entry takes abrasive traffic all day. Wear layer and hardness matter more here than in any tract home, and a soft builder-grade product will not survive it.
- Distance is a real scheduling constraint. Deliveries, dumpsters and crews all take longer to reach an acreage property. An honest schedule accounts for that instead of promising a subdivision timeline and then missing it.
- Manufactured and custom homes have different subfloors. A custom build is usually slab-on-grade like the rest of the Valley. A manufactured home on a permanent foundation often is not, and the subfloor assessment has to happen before anyone quotes a material.
