What Anthem Homes Actually Have Underfoot

Anthem was built from 1999 onward as a master-planned community off I-17, split between the age-restricted country club side and the family neighborhoods of Parkside. That means the housing stock is unusually consistent: most homes are between roughly twenty and twenty-five years old, slab-on-grade, and finished with the same builder package. In practice that package was carpet through the bedrooms and living areas, and 12x12 or 13x13 ceramic tile laid on a diagonal through the entry, kitchen and baths.

Both of those finishes are now at the end of their service life at the same time. Carpet that age has flattened in the traffic lanes and holds dust that no cleaning removes. The diagonal 12x12 tile still functions, but it reads as dated the moment anything else in the room is updated, and its narrow grout lines have usually absorbed years of hard water. This is why so many Anthem projects are whole-floor replacements rather than one room at a time: the house was finished all at once, so it ages all at once.

The Anthem Details That Change a Quote

  • Removing the original tile is the real cost. Twenty-year-old thinset over a slab does not release cleanly. Demolition and haul-away on a full Anthem floor is often a larger line item than the new material, and any quote that does not itemize it separately is hiding it somewhere.
  • Slab moisture still has to be tested. Anthem sits around 2,000 feet, higher and cooler than central Phoenix, but the homes are still slab-on-grade. Skipping the moisture test is how a floating floor ends up cupping two summers later.
  • HOA design standards apply to what is visible. Interior flooring is your decision, but if a project touches an exterior door, a courtyard surface or anything facing the street, it is worth confirming the standard before material is ordered rather than after.
  • Two-story homes need a stair plan. A large share of Parkside homes are two-story. Carrying a hard surface up a staircase is a separate scope with its own material and labor, and it is the single most common thing homeowners forget to ask about until the quote arrives.
