What Phoenix Does to a Hardwood Floor
- UV fading: intense sun through big desert windows fades and yellows the finish, often in visible rectangles where rugs used to sit.
- Dry-air shrinkage: very low indoor humidity shrinks boards, opening gaps and creating squeaks.
- Grit wear: desert dust acts like fine sandpaper underfoot, dulling the finish along traffic paths.
All three are finish-layer and movement problems, not wood problems, which is exactly what refinishing fixes.
A protective gloss finish on rustic-grade hardwood, the finish layer is what takes Arizona's abuse.
Refinish or Replace? The Honest Test
| Floor Condition | Right Call | Why |
|---|---|---|
| Scratched, dull, sun-faded finish | Refinish | Sanding removes the damaged layer completely |
| Gaps and squeaks, sound boards | Refinish + repair | Boards are re-secured and gaps addressed during the project |
| Deep cupping or water damage | Usually replace | The wood itself is compromised, not just the finish |
| Engineered wood, thin veneer worn through | Replace | Nothing left to sand; new hardwood runs $8–$15+/sq ft installed |

Sound hardwood like this can be sanded and refinished multiple times over its life.
The Refinishing Process, Step by Step
- Inspection: RDC checks board thickness and condition, and tells you honestly whether refinishing or replacement is the better investment.
- Sanding: the floor is sanded down to bare wood, removing the old finish, scratches, and sun fading in one pass.
- Repairs: loose boards are re-secured and damaged sections addressed before any finish goes on.
- Stain & seal: the color you choose, then protective finish coats. Most projects take several days including cure time, with a clear day-by-day schedule up front.

Engineered Hardwood: Check Before You Sand
Engineered hardwood can often be refinished, but only if the wear layer is thick enough, roughly 3mm and up typically takes at least one refinish, while thin budget veneers may not survive sanding at all.
