Arizona and Phoenix Conditions That Carry Into Glendale

Glendale sits in the Phoenix area, so the Phoenix baseline comes first. City of Phoenix water measures 10 to 17.6 grains per gallon (2025 Water Quality Report). RDC serves Glendale from the Bell Rd showroom in North Phoenix.

Glendale homes are about as old as Phoenix homes. The median Glendale home was built in 1986, against 1985 in Phoenix (U.S. Census Bureau, ACS 2020-2024, table B25035). But Glendale is more concentrated in one era. About two-thirds of its homes (67.5%) went up from 1970 through 1999, while the Phoenix share is 49% (table B25034).

A Glendale house built from 1970 through 1999 is now between 27 and 56 years old. Its floor may be the original tile or carpet. On a concrete slab, RDC checks flatness and tests moisture before anything new goes down. Leveling is its own line at $1 to $4 per sq ft where needed.

The homes of Catlin Court are older still. They are covered in the next section, because a bungalow from that era can sit on a raised wood floor instead of a slab.

Working on a Historic Glendale Home

The Glendale Townsite and Catlin Court Historic District was listed on the National Register of Historic Places on June 9, 1992. Its nomination counts 82 primary buildings, all but nine built before 1942. Forty of them, or 49%, are bungalows (National Park Service, NRHP record 92000680).

  • It may not be a slab. The same nomination notes that most bungalows there were designed with raised floor lines and porches. A raised wood floor needs a different preparation, and RDC checks the structure underneath before choosing the material. If wood subfloor needs replacing, it is priced after the free in-home measure as its own estimate line.
  • Original wood may still be there. If there is original wood under a later covering, RDC inspects it first. You then decide with RDC whether it stays as part of the project or a new floor replaces it.
  • Material can suit the period. A bungalow's rooms can take character-grade wood, or a plank with natural variation, instead of a uniform modern plank.
  • Layout is set from the room. In an older house, layout is taken from each room rather than assumed square, so the cuts stay even down the length of the floor.

New engineered and solid wood floors are covered on our hardwood floor installers page.

LVP Flooring in Glendale

LVP flooring in Glendale runs $4 to $9 per sq ft installed at RDC, and luxury vinyl plank is the floor RDC installs most. Stairs in LVP run $100 to $185 per step, including carpet removal, installation and the stair nose. Removing an old floor adds $3 to $5 per sq ft.

Plank needs a flat base. Shaw, COREtec and MSI require the subfloor flat within 3/16 inch over 10 feet. Mohawk calls for 1/8 inch over 6 feet. So on a 1980s Glendale slab, RDC checks flatness and levels low spots before any plank goes down.

For a room that floods or sees spills, pick a plank sold as waterproof. Prices by house size are on our LVP flooring cost in Arizona guide, and the full service on the LVP installation in Phoenix page.

Tile Installation in Glendale

Tile installation in Glendale at RDC runs $7 to $18 per sq ft installed. Ceramic is $7 to $14, porcelain $9 to $18, and large-format tile of 24x48 inches and larger $12 to $22. In the Glendale homes RDC works in, new tile usually replaces older tile that is dated or no longer made.

A discontinued tile cannot be matched, so RDC replaces the whole run as part of the new floor. Removing the old tile takes 1 to 4 days and runs $3 to $5 per sq ft. RDC removes tile only together with a new installation.

The thinset is ground off before the new tile is set. The slab is then brought to the ANSI A108.02 flatness tolerance of 1/8 inch over 10 feet. Details are on our tile installation in Phoenix page and the tile removal and replacement page.

Replacing Flooring After Water Damage in Glendale

Replacing flooring after water damage in Glendale starts only once the leak is fixed and a restoration company has dried the subfloor. RDC then removes the damaged floor, checks the subfloor and its moisture, and installs the new floor. RDC installed a new floor this way in a Glendale home. LVP runs $4 to $9 per sq ft installed.

  • Find and stop the source first. New flooring laid over an active leak fails.
  • The subfloor has to measure dry. Dry to a meter, not to the touch. On a slab that means moisture testing to ASTM standards. On a raised wood floor it means confirming the structure underneath is sound.
  • Remove what cannot be saved. Swollen particleboard underlayment and saturated pad do not recover. RDC replaces damaged wood subfloor when it needs it, priced as its own line after the measure.
  • Then, and only then, the new floor. If the room is prone to water, this is the moment to switch to a plank sold as waterproof, or to tile.

If what RDC finds is beyond flooring scope, you hear it before any quote, so a restoration contractor can finish first. Had a leak and need the floor replaced? Call or text (602) 788-1446 or request a free estimate.

Does Glendale, AZ Have Hard Water?

Glendale publishes no hardness figure for its water. The City of Glendale 2025 Water Quality Report explains hardness as calcium and magnesium picked up from soil. It warns that hard water can scale pipes, water heaters, faucets and showerheads. RDC plans the grout and shower glass in every Glendale bathroom for hard water.

Glendale draws on the Salt, Verde and Colorado rivers, plus a limited amount of groundwater when needed (same report). Tile and grout choices for hard water are covered in our Phoenix hard water guide.
