Arizona and Phoenix Conditions That Carry Into Anthem
City of Phoenix water measures 10 to 17.6 grains per gallon (2025 Water Quality Report). The median Phoenix home was built in 1985 (U.S. Census Bureau, ACS 2020-2024, table B25035). RDC serves Anthem from its Bell Rd showroom in North Phoenix, the base of its work as a flooring contractor in Phoenix.
Anthem is newer than Phoenix. Its median home was built in 2004, against 1985 in Phoenix (table B25035). East of I-17, EPCOR supplies Anthem water at about 18 grains per gallon (2025 Anthem Water Quality Report). West of I-17, City of Phoenix customers have been on the Phoenix water system since 2023.
Anthem is a master-planned community with three homeowners' associations: Parkside, the gated Country Club and The Village condominiums. The Anthem Community Council community profile dates its opening for residents to 1999 and its initial build-out to 2008. The part of Parkside west of I-17 is served by the City of Phoenix, and the east side is unincorporated Maricopa County.

What a 2000s Anthem Home Means for a New Floor
The table compares Anthem and Phoenix homes by the decade they were built (U.S. Census Bureau, ACS 2020-2024, table B25034).
| Year built | Anthem homes | Phoenix homes |
|---|---|---|
| Before 1990 | 2.0% | 58.8% |
| 1990 to 1999 | 13.2% | 13.3% |
| 2000 to 2009 | 78.5% | 16.3% |
| 2010 or later | 6.4% | 11.6% |
An Anthem house built from 2000 to 2009 is now 17 to 26 years old. If it still has the carpet and tile it was built with, those floors went in at the same time. Replacing them as one job means the new floor never meets an old edge.
If the builder tile runs through the entry, kitchen and halls, replacing those rooms together keeps one floor through them. If the home sits on a concrete slab, the moisture test still matters in a newer house. RDC tests the slab before any plank goes down.

The Anthem Details That Change a Quote
- Removing old tile is its own line. At RDC, removing old tile runs $3 to $5 per sq ft and takes 1 to 4 days. It sits on the estimate next to haul-away, slab prep and the new floor.
- The slab is tested for moisture. If the home sits on a concrete slab, RDC tests its moisture before a floating floor goes down. Shaw, COREtec and MSI also require the subfloor flat within 3/16 inch over 10 feet.
- Association standards apply to what is visible. Anthem's associations review architectural and landscape modifications. If a project touches a courtyard or patio surface, confirm the standard before material is ordered.
- Stairs are their own line. At RDC, LVP stairs run $100 to $185 per step, including old carpet removal, installation and the stair nose. A straight 13 to 14 step staircase comes to about $1,300 to $2,590. If your home has stairs, plan them with the floor so the transitions match.

Tile Removal in Anthem
Tile removal in Anthem at RDC is part of putting in a new floor, never a stand-alone job. It runs $3 to $5 per sq ft and takes 1 to 4 days. The removal, the haul-away, the slab work and the new installation are separate lines on one written estimate.
Once the tile is up, the leftover thinset is ground off. The slab is checked for flatness and tested for moisture, and cracks are dealt with before anything new goes down. Dust walls and floor protection go up before the first tile is lifted. In a two-story home, the plan also settles whether the new floor continues up the stairs.

Where Does Anthem, AZ Get Its Water?
Anthem, AZ gets its water from two utilities, split by I-17. East of the freeway, EPCOR supplies mainly Colorado River water from the Central Arizona Project canal, plus groundwater. EPCOR puts its hardness at about 18 grains per gallon, which its own scale rates very hard (2025 Anthem Water Quality Report).
The canal water travels an eight-mile pipeline to the Anthem Water Treatment Plant. City of Phoenix customers west of I-17 and north of Daisy Mountain Drive have been on the Phoenix water system since 2023. That water measures 10 to 17.6 grains per gallon (2025 Water Quality Report).
The deposits hard water leaves as it dries are mostly calcium carbonate, the EPCOR report notes. RDC chooses the grout for each area, cement-based, sealed or epoxy, with that hardness in mind. More is in our Phoenix hard water guide and on our tile installation in Phoenix page.
